I need advice!!!

There is a chance that we are moving, so I need some advice. Our house is 3/4 bedrooms. 3 are upstairs, and one is on the main level, sharing a hallways with a full bathroom. If you were buying a house would you like to see that room presented as a 4th/guest bedroom, or an office???

since there is a bathroom down the hall I would go with the guest bedroom.

Yeah I agree. I think if you can list your home as 4 bedrooms you will get more moneyz. Stage it as a bedroom unless the room is small then maybe an office is better.

wow - I had the other opinion, but I think I am outnumbered. I had not thought of the $ in an extra bedroom. Ps. I think you should decorate your house like those pictures too!

I still am unsure. I can still "list" it as a 4 bedroom, but stage it as a home office. Not everyone nowadays needs a 4th bedroom, but most people like the idea of having a place for their office, especially in my strange house.

So, I had a friend say that when you make it an office, you can't list it as a bedroom. Do you think that is true?

Advertise it as a 4-bedroom, but in the small print specify it as optional home office space. It's OK to decorate a bedroom as an office and still advertise it as a bedroom. If you don't have a closet or a window in the room you can not classify it as a bedroom.

We sold the Hendersonville house as a 6-bedroom even though we had one of the rooms decorated like our Chiropractic office with the adjusting table and reception room chairs. It's implied that the buyers can decorate the room however they wish. But in order to call it a bedroom it must have a closet and window.

One more thing - all rooms must have at least 7-foot ceilings in order to be called a ROOM. We had to raise our ENTIRE basement ceiling 1" all around in order to count the 4 bedrooms and family room downstairs as ROOMS!

Ramona, thanks. That was great adivse. I think, if we sell, that we will definitely list it as a 4-bedroom home (small type optional home office.) I also think that being in this area of the country we will stage it as a home office. That way, we can still use it for our needs. Also, many people here don't have large families, but do want that extra "home office." Anyways. Plans may change, but I think that is the route we'll take for now. Maybe we'll use one of our twin beds and stage a day bed in the home office??? What do you think about that?

Probably not the day bed. It's best to stay single-purpose with the home office.

You could put a small sofa or love seat in it, however, and maybe even a couple of easy chairs grouped around a coffee table and a large throw rug, defining a small conversation area. That would add value.
